Phase I Environmental Site Assessment – Shaughnessy Apartments
Steer Environmental Associates conducted a Phase I Environmental Site Assessment (ESA) of a residential apartment building in Nelson, BC, for environmental due diligence and financing purposes, and to comment on associated environmental risks and liabilities.
The Phase I ESA was comprised of a records review, site inspection, and interviews to determine the potential for chemical constituents of potential concern (COPCs) to be present in soil, groundwater, and/or vapour on-site at concentrations greater than the applicable standards of the BC Contaminated Sites Regulation (CSR).
Steer Environmental concluded that there was a low potential that current and previous uses resulted in COPCs in site media that exceeded relevant CSR standards. No intrusive sampling was recommended and financing was approved for the client based on Phase I ESA results.
