Phase I Environmental Site Assessment – Proposed Residential Development
Steer Environmental Associates conducted a Phase I Environmental Site Assessment (ESA) on behalf of the private owner of a residential property comprised of two single-family dwellings and outbuildings in Coquitlam, BC, for environmental due diligence and financing, and to comment on associated environmental risks and liabilities.
The Phase I ESA was comprised of a records review, site inspection, and interviews to determine the potential for residual contamination in site media associated with potential presence of heating oil storage tanks on-site. Investigation works did not identify the presence of historical heating oil tanks associated with the two residences, and thus risks of past and present residential use on-site was determine to present a low potential for residual contaminants in site media to exceed relevant BC Contaminated Sites Regulation (CSR) standards. No intrusive sampling was recommended and financing was approved for the client based on Phase I ESA results.
